We manage your revenue. You manage your properties.

Revenue strategy for vacation-rental managers with 30 to 250 units on Escapia or Streamline, built on the full history of your prices, bookings, and units.

Costs less than an in-house hire. No payroll taxes, benefits, or year-end bonus.

Works With
  • PriceLabs
  • Escapia
  • Streamline

The problem

Sound familiar?

  • Owners keep asking why revenue is down.

And the answer is spread across five reports, none of them current when the phone rings.

  • Nobody knows what discounts are really costing.

Coupons, channel markdowns, and last-minute drops add up, but nobody compares what was booked with what was listed.

  • Every report counts the numbers differently.

Occupancy, ADR, and revenue each get calculated a different way depending on the tool, so the numbers never match what you know is true.

  • PriceLabs is installed, but nobody is steering it.

The defaults set your rates. Settings drift, and nobody owns the strategy behind them.

Revenue strategy

Strategy built on your own history.

From day one, we record every unit’s price for every future night and which units are active. That history means decisions rest on what actually happened, not on guesses or generic industry averages.
  • Pricing History for Every Night

Every day we record the price each unit was listed at for every future night. So we always know what a night was priced at when it booked, not just what it sold for.

  • The True Cost of Discounts

Each booking is compared with the price that was listed when it was made. Coupons, channel markdowns, and last-minute drops become one number: discounts as a percent of rent, by unit, channel, and month.

  • What Owner Stays Really Cost

Owner nights, owner referrals, and guest-of-owner stays are valued at the price those nights were listed at, so you and your owners can see what personal use costs.

  • Metrics Defined the Way Your Business Counts Them

Occupancy, ADR, and every other metric are calculated to match how your business works. Many tools and data services calculate each number one way for everyone, and if it doesn’t fit your business, too bad. During onboarding we walk through what each metric includes, and we keep an up-to-date definitions sheet for your company so anyone can check what a number means.

  • Every Unit Measured Against Its True Peers

Each unit is compared with similar units in your portfolio and the local market, so we can tell a pricing problem from a property problem.

  • A Ranked List of What to Fix

A daily check flags calendar problems, like a minimum price set above base or a unit that stopped syncing, and ranks open nights by the dollars at stake. The biggest opportunities get handled first.

Owner reports

Your brand on every report. We stay in the background.

Owners see your logo, your colors, and your signature on every report and email. Behind the scenes, we rebuild each unit’s full history every morning, so your team can answer any owner question the moment they call.

Q3 2026 Owner Reports for Cedar Hollow

Owner Reports · Q3 2026

Hi Jordan,

Attached are your Q3 2026 reports for Cedar Hollow, with figures as of October 6, 2026:

  • Owner Report: your monthly rent, guest and owner nights, nightly rate, and occupancy compared with last year, similar BrightwaterOak & EmberNorthstar homes, and similar homes across the local market.
  • Historical Booking Analysis: your booking history, revenue by year, and how far ahead guests book, which is helpful for planning your own stays.
  • Market Outlook: what’s coming up in the local market for homes like yours, for the rest of 2026 and into 2027.

The short version: Local bookings for October through December are running ahead of last year, and guests here book late, so open dates this far out are normal.

Happy to walk through any of it. You can grab a time with me here: brightwaterstays.exampleoakandember.examplenorthstarhomes.example/owner-review.

Fully managed PriceLabs

PriceLabs, fully managed. Your strategy, carried out every day.

PriceLabs is where the strategy turns into prices, and we run it for your whole portfolio. You keep the account and the final say. We do the work, and we explain every change.
  • Every Setting, Configured and Kept Current

Customizations, occupancy and last-minute rules, orphan-day and length-of-stay settings, reviewed on a schedule.

  • A Custom Comp Set for Each Property

Hand-picked comparable listings for every unit, refreshed as the market changes.

  • Base Prices, Adjusted Over Time

Moved up or down as booking pace and demand shift. Never a number picked once at setup.

  • Minimum Prices Through the Seasons

Floors that protect your rate in peak season and keep units booked in the slow months.

  • Targeted Overrides, Only Where Needed

Date-specific prices when a unit falls behind its peers’ pace, plus events, holidays, and short gaps between bookings.

  • A Written Reason for Every Change

A change log you and your owners can read: what changed, when, and why.

How it works

Set up in four weeks, then ongoing management.

  1. Step 1 · First Two Weeks

    Audit

A full review of your PriceLabs setup, booking history, and pace, and how each unit compares with its peers. Your pricing and unit history starts recording the same day. You get a written audit of what we would change, and why.

  2. Step 2 · Weeks Three and Four

    Strategy

We agree on goals, how each metric should be calculated for your business (written down in a definitions sheet you can refer back to), and which changes need your approval, and we set up your reports with your logo, colors, and signature. Then we set up PriceLabs property by property to carry out the strategy, and log every change.

  3. Step 3 · From Week Five On

    Ongoing Management

We run PriceLabs day to day, rebuild owner reports every morning, and send every owner quarterly and year-end reports in your brand. We walk through results with you each month.

Who it’s for

Built for managers who’ve outgrown doing it themselves.

  • 30 to 250 Units

Big enough to need a revenue manager, without the cost of hiring one.

  • Escapia or Streamline

Those are the two property-management systems we support today.

  • PriceLabs, or Open to It

Already on PriceLabs, or willing to move to it. We handle the switch.

  • Any Market

Mountain, beach, lake, desert, or city. The method works wherever guests book.

Versus hiring in-house

Better results than a new hire. For less than one.

A full-time revenue manager costs far more than a salary. We cost one flat monthly fee, and the systems come already built.

Cost

Hiring In-House: A salary, plus payroll taxes, benefits, and a year-end bonus.

Rental Foresight: One flat monthly fee. No payroll taxes, benefits, or bonuses.

Getting Started

Hiring In-House: Months to recruit, hire, and train.

Rental Foresight: An audit in the first two weeks, rollout in weeks three and four.

Tools

Hiring In-House: Reports and spreadsheets built from scratch.

Rental Foresight: Pricing history, owner reports, and diagnostics running from day one.

Focus

Hiring In-House: Often splits time with reservations or operations.

Rental Foresight: A specialist who does nothing but revenue management.

Continuity

Hiring In-House: If they leave, the know-how and spreadsheets leave with them.

Rental Foresight: Your history, reports, and definitions sheet stay documented and running.

Pricing

One monthly fee for your whole portfolio.

Flat monthly pricing set by portfolio size, typically less than an employee once you add payroll taxes, benefits, and bonuses. The cost per property goes down as you grow. Agreements run 12 months.

About

A revenue manager, not an agency.

I’m Dallin Shaw. I built the systems behind Rental Foresight: the pricing history, the daily owner reports, and the checks that flag what to fix each morning. I also work hands-on in PriceLabs and Escapia every day.

When you work with Rental Foresight, you work with me directly. The person setting your strategy is the person who answers your call, knows your properties, and can tell an owner exactly why a rate moved.

FAQ

Questions managers ask first.

How is this different from a PriceLabs setup service?

A setup service configures PriceLabs and moves on. We start recording your pricing and unit history on day one, use it to set the strategy, and then run PriceLabs every day to carry it out. You also get owner reports that are rebuilt every morning, and real numbers for what discounts and owner stays cost.

What do my owners see?

Your company. Owner reports and emails carry your logo, colors, and signature, and we stay in the background. Each unit’s report is rebuilt every morning with its full history, and every owner gets quarterly and year-end reports with a market outlook for their type of home.

Who sends the quarterly reports?

We prepare and send them for you, with your logo, colors, and signature, so owners hear from your company. You see a preview before the first round goes out.

Why not hire a revenue manager in-house?

You can, but you’d pay a salary plus payroll taxes, benefits, and a year-end bonus, then wait while they build the reports and history we already run. We cost one monthly fee, with no payroll taxes, benefits, or bonuses.

Which property-management systems do you support?

Escapia and Streamline, for now. Pricing runs through PriceLabs, which connects to both, and reporting uses the booking data from your system.

Do you need logins to my PriceLabs account?

Yes. You give us access to your PriceLabs account, so it stays in your name and you can remove our access at any time. For reporting and pricing history, we also need read access to booking reports from Escapia or Streamline.

Is there a setup fee?

Yes. A one-time setup fee covers the audit, a comp set for every property, starting your pricing history, and onboarding. It’s quoted on the first call, along with the monthly fee.

How long is the engagement?

Agreements run 12 months. The first four weeks cover the audit, strategy, and setup; after that we manage day to day and review results with you every month.

Who approves pricing changes?

You do, by setting the rules up front. During onboarding we agree on what we can adjust on our own, like day-to-day overrides, and what needs your sign-off, like large base-price moves. Every change is logged with the reason.

Find out what discounts and owner stays are really costing you.

Leave your contact details, and we’ll set up your free revenue audit. We’ll review your PriceLabs setup and booking pace and show you what we would change, before you commit to anything. Once your pricing history is recording, you’ll see exactly what discounts and owner stays cost.

Thanks. We’ll be in touch.

We’ll reach out the way you asked to set up your free revenue audit.

How should we reach you?
